Team Expends With New Appointment


Holroyd Miller welcomes Jessica Rusdale to their busy residential sales team as she starts her new role responsible for booking viewings, property appraisals and co-ordinating property marketing.

Sponsorship from Holroyd Miller has contributed towards the clubs fundraising efforts to fund the team’s tour of Portugal this summer and was used to purchase the team’s football kit which will include the Holroyd Miller logo.

Properties sell fast


We’re in the fortuitous position of attracting buyers looking for a cheaper alternative to Leeds. Professionals and first time buyers are attracted to the suburbs of Wakefield, which are ideally placed on direct commuter links to Leeds without the premium price often seen in the suburbs of Leeds. We’ve also seen an increase in the number of professionals relocating here as they embark on new jobs in Leeds.

The suburbs of Sandal, St John’s and Wrenthorpe are areas where properties sell quickly. Re-furbished semi-detached bungalows are always an extremely quick sell usually taking only two weeks to sell. Generally speaking though, any re-furbished property, or incredibly looked after/furnished property offered at 200 thousand pounds or less in these areas will sell between four to six weeks. Our properties tend to move quicker than the local average, which is 12- 16 weeks, but that’s because we only market properties we know people will buy.

New builds definitely sell quicker, especially the ones we market. New builds are offered with incentives galore so it’s no surprise. From financial incentives like Help to Buy, Sales Assist Scheme, and Stamp Duty paid, to the security of the guarantees you receive, not to mention other offers such as part exchange, furnished kitchens, carpets etc. the benefits go on, it’s minimum effort for maximum return.

Generally people are drawn to the practical benefits of Wakefield. From good schools, to leisure facilities and pursuits, and excellent transport links to the rest of the country, this attracts professional couples and families, of which we tend to deal with the most.

Holroyd Miller wins at the most popular awards scheme in residential property, The Negotiator Awards, with a Silver Award for Website of the Year.

Hosted by the hilarious stand up comedian Ed Byrne, hundreds of property professionals took their seats in the hope of walking away with an award to recognise the good work they do.

In what must have been hard to judge Holroyd Miller were yet again shinning stars in what is an extremely competitive event.

Holroyd Miller were commended for consulting with their customers to develop a customer focused website that provides easy access to information, making the process of buying and selling a house simpler and easier.

Making the finals in not one but two categories, the Humber Agency of the Year, and Website of the Year, we have been recognised for the investment made in our digital technology and the dedicated focus we constantly give our customers.

The 2016 entry list was the biggest in the history of the Awards – which continues to grow in stature and importance with each year.

POST BREXIT - It’s never been a better time to move


So the world didn’t end, businesses didn’t stop trading, and… people didn’t stop buying houses.

It’s definitely the right time to move, money is cheap, and the Bank of England has held interest rates at 0.5%, with a potential reduction in the coming months.

House prices in our area have been incredibly stable with no major shift, up or down, for a good few years. The media hyped post Brexit panic didn’t hit that market; the fact is people still want to move.

We can report good sales figures this year; in fact instructions are much higher than they were this time last year. So don’t panic, first time buyer incentives are still there with Help to Buy, good mortgage deals are still being offered, and the housing supply is still strong.

Why 95% of home-owners still use traditional estate agents


The broadcast media is awash with new online estate agents who claim to sell your house for a fraction of the costs. Calculations of the potential savings are being distributed with abandon. The current statistics show that over 95% of home-owners still use the tried and tested estate agency model.

So are the new kids on the block just starting to attract smarter consumers, or is the enticement of a potentially cheaper fee covering over potholes that carry potentially serious consequences for the vendor?

The first crucial point is motivation. With a physical estate agent you only pay a fee when they successfully sell your property; and the agent will usually earn more commission for achieving a higher price. Therefore, there is a mutual interest in securing the best possible result. With many of the new models you pay a significant up-front, non-refundable amount even if you never receive a single offer on your home.

Secondly, selling a property is much more than just putting it on the internet. Markets are constantly changing and a good agent will constantly evaluate the price and marketing based on the latest conditions. This might include the mood of the market and what is available locally.

The best estate agent will utilise a wide variety of personalised tools, such as contacting their extensive database, distributing leaflets, communicating via social networking, and facilitating ‘open house’ events. These elements can be crucial in generating the best offer. Yet very few, if any, of the new online estate agents offer such services to their clients.

The next key stage in selling your home is qualifying the offer.

Almost a third of agreed sales fail to complete, and one key reason is that the buyer may struggle to access the necessary finance. A local professional agent will have established the motivations and financial status of the applicant, thereby reducing the likelihood of disappointment and further delays.

Negotiating the sale of your own home can be a tricky business. Again, you need the help of someone who can use local knowledge and experience, together with insights into the relative situations, and of the parties involved, to craft a mutually acceptable position.

One of the biggest difficulties in moving is managing complicated chains. Chains require the involvement, and sometimes coercion of many separate parties, such as other estate agents and their solicitors. Many leading agents now assign their most talented employees to progressing pending sales, even on behalf of the other agents in the chain who may not be so diligent. This can literally make or break a sale, it makes sense to seek out an estate agent who knows all the parties involved - and who is strongly financially motivated to complete the sale as quickly and efficiently as possible.

Selling and renting property has become increasingly regulated, trust and confidence flows from dealing with an individual who can offer expert and appropriate advice. The best local agents will employ staff who have proven expertise and achieved recognised qualifications in their particular specialisms. Some of the newer models employ so-called local experts who are in truth, neither of the two, and so may fall short on offering the help when you most need it. A local expert could advise confidently on local schools and catchment areas, dentists and hospitals, commuting times, potential new developments in the area, or seasonal factors such as tourism and special events.

When it comes to the move there are many other services that the purchaser or investor may require; the more obvious are a solicitor, a removals company, and maybe a mortgage provider, but you may also want specialist tax advice, the name of a trustworthy builder, plumber of electrician, gardener, or interior designer…or just a key holding service and a locksmith! The best agents will know local professionals who are proven and trustworthy.

Many local agents will also be part of a national network such as the Guild of Professional Estate Agents, offering joint marketing for your property across up to a thousand other similar offices. Almost 10% of buyers come from outside the area, and agents will have established this as part of their conversations and can, therefore, put together purchasers and sellers who otherwise may not have connected.

Marcus Whewell, CEO of The Guild of Professional Estate Agents believes that the true points of difference are not technology or enticements of low fees, but a proven network of local professionals who are connected into their local communities, and are financially committed to successfully selling your property. He says: “You won’t find this on the TV adverts, but the really smart money will look for strong personal commitment, experience and expertise, great levels of service, and consistent positive outcomes for clients”.

Getting into the flow for good causes


Supporting the Wakefield Hospice, Wakefield District Down’s Syndrome Support Group, and the Round Table Community Service, we are the main sponsor for the fourth annual Wakefield Festival of Beer.

Following the success of last year’s event we will gladly be supporting this bigger and better event that not only puts Wakefield on the map but supports local good causes and our local breweries and burgeoning brewing scene.

During last year’s festival raised just under £10,000 for very worthy local causes. This year we’re hoping everyone will work hard to raise a staggering £15,000 for local good causes, and the much-needed service provided by Wakefield Hospice.

Nichola Wallis wins the Rising Star of the Year award


Wakefield Lettings Manager, Nichola Wallis, wins the Zoopla sponsored industry award for Rising Star of the Year at The Negotiator Awards 2013.

The UK estate agency event recognised the highest of industry standards and service during a black tie dinner hosted by the hilarious Mock the Week star Hugh Dennis.

From the overall 179 shortlisted entries, Nichola beat off stiff competition to win the Rising Star of the Year for the exceptional drive, dedication and customer service she displays working for Holroyd Miller.
